Rental Policies

Our units are not Party Houses! Keep in mind that you live in close proximity to other people. We have a 10:00 p.m. noise curfew on weekdays and a 1:00 a.m. curfew on weekends (Friday and Saturday nights). The first complaint will receive a written warning; eviction will take place on the second complaint.


Move-in inspections and walk-throughs with the property manager for Bellingham are done from 9:00 a.m. to 3:00 p.m., Monday through Friday (except holidays). The move-in inspection and walk-through with the property manager for the county will be done from 9:00 a.m. to 2:00 p.m., Monday through Friday (except holidays). We will accommodate tenant move-in inspections or walk-throughs at other times, but there will be a $150 fee for any move-in inspection or walk-through done after business hours, on weekends, or on holidays.


All adults who will be living at the premises will fill out a Rental Application. All rental applicants are required to provide picture identification, a passport, and an SS Card or military ID. All rental applicants are required to use AccuSearch for the application process. They charge a $44 application fee and send us the completed application.


After you have been approved, you will need to pay a holding fee within 24 hours. It will need to be cash or a money order (not a personal check).

All monies paid at move-in (deposits, rent, move-in fee, etc.) will be in the form of cash or money order (not a personal check).

All rents are due on the first (1st) of the month. You have until the 4th at noon to get your rent in on time. After noon on the 4th, rent is late, and you will be charged $5.00 a day in late fees back to the 1st of the month.


All rents, no matter how many tenants occupy the premises, will be in the form of one check from one tenant. Every month, the check may come from a different tenant, but there is only one check.


Your deposit is not last month’s rent and cannot be used as last month's rent.
No deposit will be returned until the house or apartment is vacated by all tenants.
